The 6th Kondratieff Cycle: Chances for the Construction Sector

ABSTRACT

There is an urgent need – in both macroeconomic and microeconomic terms – for a paradigm shift in the execution of construction projects away from focusing on initial investment costs toward an integrated life cycle approach. Innovative project deliverymodels, ranges of products and services, and business models on the one hand, and a target-oriented,methodical approach in the shape of customer-oriented requirement management on the other, are crucial if life cycle orientation is to be successfully implemented in the construction market. One could also note that the latter approach is coupled with a stringent analysis of the economic efficiency of life cycle costs using modern evaluation methods (e.g. NPV model for analyzing economic efficiency) This paper presents a fundamental concept for innovative project delivery forms and business models that generates integrated and optimized innovations across all trades in order to enable life cycle orientation, while at the same time offering clients the benefits of corresponding utilization flexibility.
