Model of Economic Justification of Substitutional Construction

ABSTRACT
In buildings’ life cycle we are often confronted with issue either to renovate the building or to
build a substitutional building. In the construction market there is a problem of increasing the
number of unsold apartment houses and other buildings. Regarding to high number of new
buildings these are older buildings which become evenmore neglected and unadopted because
of unuse. Finding the heigh of renewal’s costs (regular maintenance) and sanation of existing
buildings, in comparison with costs with possible construction of substitutional buildings in
sense of their economic justification, have not been a part of wider discussion so far. Thus we are
developing multiobjective decisive model, which will help at accepting the decisions of owners
either to renovate the building or to build substitutional building if this is economic justificated
considering the criteria of physical deterioration and functional and economic obsoleteness in
connection with the value of the building and profitability or benefit. It is the definition of time
limit in lifetime of building until it is still justificated to renovate or sanitate it considering also
higher profitability or benefit which will be achieved by substitutional building.
